When afternoon storms stack up in Boca Raton, condensate lines work overtime. Algae and sludge narrow the pipe, the float switch trips, or water shows up in a closet. It looks like an emergency. Often it is a drain problem that got ignored through a humid month.

No cool
Look outside. If the condenser is silent, check the breaker and the disconnect next to the unit. If the fan is running and the air at the vent is warm, or the breaker trips again, stop resetting it and call. That is a part, a coil, or a safety switch — not another thermostat click.

Humidity
A house can hit 74 and still feel wet. Dropping it to 68 just makes it run longer. Note which rooms feel clammy and whether it short-cycles. Airflow, runtime, and the drain come before a dehumidifier or a new system.

Clogged drain
Water in the air-handler closet, or a system that starts and then dies, is often the condensate line. Shut it off if water is on the floor. A simple clog sometimes clears from the outside pipe. If it comes back this week, the trap or the slope needs a look.
Why rainy season fills the pipe
Boca systems wring a lot of water out of the air. That water has to leave through a small drain line. Algae grows quickly in warm, dark PVC. A partial clog becomes a backup during the wettest weeks.
Signs it is the drain
Water under the air handler, a system that starts then shuts off, or a musty closet smell. Sometimes the float switch is doing its job. Sometimes the pan is already overflowing.

- Do not keep resetting a float switch without finding the clog
Prevention that actually works
Annual maintenance that includes a drain flush beats a ceiling repair. Coastal and inland homes both need it — Highland Beach humidity is not the only culprit.
